How we price a home in this market

National estimates struggle here. The towns are small, sales are spread out, and two homes a mile apart can differ sharply on lot size, irrigation, outbuildings, and condition. A number that works in Meridian says little about Weiser or Vale.

We start with the sales that are genuinely comparable: similar homes, in the same area, that closed recently. Then we adjust for what actually moves value locally, like acreage, shop space, updates, and water. We also look at what is active and pending right now, because that is the competition your buyers are weighing. You get a recommended list price with the reasoning behind it, and a clear view of what happens if you price above it.

Preparing to list

Most homes do not need a remodel before they sell. They need the small things handled so buyers notice the house rather than the to-do list. Before we list, we walk through the home together and sort the work into three piles: what will affect the sale price, what will affect how fast it sells, and what is not worth doing.

  • Repairs buyers will find anyway. Leaks, broken fixtures, and anything an inspector will flag are cheaper to fix now than to negotiate later.
  • Paint, light, and clutter. Neutral paint, bright rooms, and cleared surfaces do more for photos than almost anything else.
  • Curb appeal. A trimmed yard and a clean entry set the tone before buyers walk in.
  • Disclosures. Idaho and Oregon each require a seller disclosure form. We help you complete it accurately, which protects you after closing.

Marketing and where your listing appears

Selling rural or acreage property

Homes on acreage, horse property, and farm ground need a different kind of listing: water rights documented, outbuildings described properly, and marketing aimed at rural buyers. These sales are handled through our Equine, Land & Ranch division, with the same team and the same offices.

How do you decide on a list price?

We compare your home against recent sales of similar homes nearby, adjust for differences in size, lot, condition, and features like shop space or irrigation, and factor in what is currently active and pending. You get a recommended price and the comparables behind it.

Should I make repairs before listing?

Usually only the ones buyers or inspectors will find anyway, plus inexpensive cosmetic work like paint and cleaning. Large renovations rarely return their cost at sale. We help you decide which projects are worth it for your home and your market.

How long will it take to sell my home?

It depends on price, condition, and location. Days on market vary widely between the larger Idaho cities and the smaller towns. Our market reports show current figures for each community, and we will give you a realistic timeline for your home when we price it.

Can you sell a home in Idaho if I've moved to Oregon, or the reverse?

Yes. Because we are licensed in both states, we can list and sell property on either side of the river, and much of the process, including signing, can be handled remotely if you have already moved.
